Kauai Real Estate Investment Opportunities Expertise

I've been connecting sellers and buyers of Kauai Qualified Opportunity Zone real estate for five years. Since 2018 I've enjoyed studying, attending seminars, and writing about the federal tax incentives created for private real estate investors.

The ability to defer the tax owing on the capital gain from the sale of a business, shares, and real property by creating a Qualified Opportunity Fund to purchase Opportunity Zone property is an area of real estate investing with broader implications than that of 1031 tax deferred exchanges.

Hawaii currently has 25 certified Opportunity Zones. One Opportunity Zone is located on the South Shore of Kauai, and one Opportunity Zone is located on the North Shore of Kauai, encompassing some of the most beautiful real estate in Hawaii. And, the potential for tax-free appreciation provided by the Tax Cuts and Jobs Act of 2017 is unprecedented.

I've developed my design style and acquired local staging inventory to compliment Kauai’s island architecture, Hawaii Life’s marketing, and professional architectural photography. My team not only stages interiors, we also stage exteriors: Important attention to details from the buyer's perspective due to Kauai's wonderful indoor-outdoor living environment.

Kauai Real Estate Acquistion Experience

A Kauai resident since 1991, I gained my real estate investment and design experience working on Kauai luxury property acquisitions and residential developments.

I assisted with residential construction project management, implemented a management and marketing system for luxury vacation rental properties, and coordinated IRC Section 1031 investment property exchange transactions for a locally owned Kauai corporation.

Advanced Education

I moved to Kauai from Canada after earning my Bachelor of Commerce (BComm) and my Bachelor of Laws (LL.B) degrees from the University of Saskatchewan, and passing the Grade Eight Piano Examination given by the University of Toronto Royal Conservatory of Music.

Balanced Lifestyle

I currently live on Kauai's South Shore with my husband William Swanson, and giving children after-school piano lessons before catching a Baby Beach sunset in the winter or watching Bill, Aaron and Lakota surf PKs in the summer, are three of my life's simple pleasures.
