CHESTNUT HILL, MA (April 15, 2012) - Saul B. Cohen, President of Hammond Residential Real Estate, has announced the firm's highest priced sales for the first quarter of 2012.
The firm's highest priced single-family house sale for the quarter was at 48 Ridge Hill Farm Road, Wellesley for $3,724,000. Louise Tarsy, a senior sales associate in Hammond's Wellesley office represented the seller in the transaction.
Deeply set on a premier cul-de-sac on almost two acres, with a stunning rear view of conservation land, the sprawling country manor was built in 2005 with over 9,000 square feet of interior space. The grounds, surrounded by mature trees, are accented with an oversized patio and an in-ground salt water infinity pool. The interior opens to a grand reception hall with a stone koi pond in the center. Off this area are a media room, Great Room, dining room, master bedroom suite with a sitting room, and a gallery leading to a butler's pantry, guest quarters, two additional entries, and an elevator. With 24' of height, soaring glass walls, and a two-sided second floor balcony, there is a unique sense of drama and space. The appointments, tastefully crafted in stone, including oversized fireplaces, command great attention. Additional en suite bedrooms are on the second level.
The firm's highest priced condominium sale for the quarter was 321 Dartmouth Street Unit 4, located in the prestigious Back Bay neighborhood of Boston for $3,500,000. Jared Wollaston, a senior sales associate in Hammond's Back Bay/Beacon Hill office represented the seller in the transaction.
321 Dartmouth Street, Unit 4 is an exceptional direct elevator penthouse duplex with three bedrooms plus a home office/study and three and one-half bathrooms which has been distinctively designed and renovated throughout. With exposures on three sides, all the rooms offer an abundance of natural light as well as fine moldings and remarkable architectural details. Included as well are three gas fireplaces, a separate family room with built-ins, and hardwood floors. The delightful custom kitchen features high-end, gas-fired appliances, handsome cabinetry, wine chiller, two ovens, convection/microwave, and granite countertops. The private roof deck, with mature plantings, is a marvelous outdoor oasis offering city, Back Bay and river views. Two parking spaces were included in the sale.
"These two landmark sales done by two of Hammond's most skilled senior agents are indicative of the strong market that we are experiencing this spring in Greater Boston," said Cohen.
