Washington, DC - April 25, 2012: The 2012 spring real estate market in the DC metro area is off to an early and brisk start with the March 2012 average home sales statistics up significantly from February in Northwest DC and the close-in neighborhoods in suburban Northern Virginia and Montgomery County. The average dollar volume of sales was up 43.6 percent in March for the area and home sales prices were also up 8.7 percent from the previous month. Montgomery County experienced a significant surge in the real estate market in March, with a 61 percent increase in the dollar volume of homes sales over February.
“Montgomery County is out the door and running in terms of real estate sales,” says Donna Evers, Evers & Co. Real Estate President and Broker. “In the District of Columbia and the close-in metro neighborhoods, there was a huge, dramatic difference between what happened in the real estate market in February and what happened in March. The spring real estate market is off to an early start this year.”
As Evers predicted last fall, there is a current shortage of home properties for sale in sought-after area neighborhoods. This is spurring competition among buyers with well-priced homes receiving multiple offers. Evers says multiple offers being submitted on desirable properties is continuing to occur throughout popular neighborhoods in close-in Fairfax County, Northwest DC, and Bethesda and Chevy Chase, MD. With competitive and motivated buyers and low-housing inventory, Evers reiterates that now is the time for potential sellers to put their property on the market.
The current housing market continues to be an opportune time for first-time buyers with continuing low-interest rates and financing options available. Evers predicts a strong spring real estate market in the area this year that will continue well into June and July with great opportunities for buyers and sellers.
- Statistics are taken from the Metropolitan Regional Information System for three areas: Washington, D.C.; Montgomery County in Maryland; and Fairfax County, Arlington, Alexandria and Falls Church in Virginia.
