Description

What a fantastic income property in the heart of Colorado’s Spanish Peaks Country. Two Fox Cabins & Ranch House Motel offers the unique opportunity to live and earn in the small Southern Colorado town of La Veta. The offering includes two properties: Two Fox Cabins and the Ranch House Motel. Maybe you have thought about leaving the big city for small-town mountain life or have always dreamed of operating your own hospitality business; this is your chance. Though the business is open year-round, closing for a month or two in the winter would certainly be possible without dramatically affecting the profitability.

Two Fox Cabins consists of 12 charming cabins and rooms, each decorated with a theme and situated on or near the Cucharas River, which runs along the property. There are a couple of hookups for smaller RVs and a couple of tent campsites as well. It includes an additional almost one acre river parcel for potential expansion. The nicely manicured grounds include a fire pit, a porch swing overlooking the river, room to stroll with your morning coffee, yard games, and views of the Spanish Peaks. Each accommodation has its own personality and configuration, and no two are alike.

The six-unit Ranch House Motel is located on the south end of La Veta and features western and southwestern decor. It is a short walk to the Tom Weiskopf-designed, 18-hole Grandote Peaks Golf Course. The rooms have been renovated, and like Two Fox Cabins, each has its own ambiance. The one-level building allows for quick and easy access to the rooms.

The two properties serve a variety of guests, such as overnight tourists, cyclists, multiple-day vacationers, hunters, golfers, and festival-goers.

The La Veta town center is a short walk away from either property. You will find one-of-a-kind businesses like the iconic Charlie’s Grocery with its traditional soda fountain ice cream service there. A micro brewery, live music venue, coffee shop and café, art galleries, restaurants, and several houses of worship round out some of the town’s features. La Veta is also home to several festivals and hosts a 4th of July parade right out of small-town America in the 1950s.
