“Berry Hill”, the notable McKim, Mead & White property on over 23 acres in Newport, RI was sold October 8, 2010 for $5,000,000. Lila Delman Real Estate was both the listing and selling company. Kate Leonard, of Lila Delman Real Estate, was the listing Realtor® associate. Lila Delman Real Estate now has the four highest negotiated sales in Newport year to date. Other estates include “Oakwood” at 50 Narragansett and “Moorland Lodge” at 5 Hammersmith.
This is the first time “Berry Hill” has been sold since it was built in 1887. The owners, The Berry Hill Nominee Trust, sold the property to Wild Moor LLC which plans to restore the property and protect the historical integrity of the house in a sensitive way while making it comfortable for modern living.
Renowned as a botanical garden throughout the United States, “Berry Hill” stands intact in its original state as one of the finest examples of this architectural firm’s classic and extensively documented style and has been owned by the same family since its completion in 1887. The unique museum quality of the main house enabled the Preservation Society of Newport County to use it as a restoration model for the Isaac Bell House.
The grounds have been carefully conserved with 12 acres of cultivated gardens and grounds designed under the guidance of Frederick Law Olmsted. A network of woodland paths, a wildflower meadow and groves of beech, pine, and tupelo are among many natural charms of this very private Newport place. A gardener’s cottage, a carriage house, and studio are among the impressive outbuildings scattered across the property.
